Prestige real estate on the Riviera: a century of architecture facing the sea.
From the modernist laboratory of the 1930s to the most contemporary villas, the French Riviera has never ceased to invent the art of living facing the Mediterranean. AC Private - Luxury concierge guides its clients through this exceptional heritage, from acquisition to everyday life.
There is, on the French Riviera, a place that the discreet world of great fortunes nicknames the "Billionaires' Peninsula": Saint-Jean-Cap-Ferrat. For more than a hundred and fifty years, this strip of land between Nice and Monaco has concentrated some of the most coveted properties on the planet. But behind the prices and the privacy lies a far more fascinating story: that of an architectural laboratory unique in the world.

From the Belle Époque to the present day, the Riviera has attracted the boldest architects. It was here, between Cap-Martin and Cap-Ferrat, that modernity learned to build facing the sea — and that the dialogue between architecture, light and landscape took on its most accomplished form.
The 1930s: a modernist laboratory facing the Mediterranean
In the interwar years, the Riviera became the playground of the avant-garde. Le Corbusier, Eileen Gray, Robert Mallet-Stevens, Pierre Chareau, the architect Barry Dierks: the greatest names came to test, in the southern light, an entirely new vocabulary — reinforced concrete, white walls, flat-roof terraces, large picture windows opening onto the horizon.
An emblematic example is the Villa La Ligne Droite, built in 1932 at Saint-Jean-Cap-Ferrat by the architect Jean Bouchet. Reinforced concrete, white façades, terraced roofs, tubular steel railings, porthole windows: every element embodies the modernist manifesto. The villa received the "Patrimoine du XXe siècle" label in 2000 and was classified as a historic monument in 2001 — proof that the boldness of yesterday has become the heritage of today.

Alongside the modernist villas stand the sumptuous Belle Époque residences, with their gardens à la française and their painters' studios — the region inspired Matisse and Picasso. And contemporary creation continues this dialogue: the Villa Grand Cap, signed by Jean Nouvel, plays with stainless-steel frames and glass roofs to dissolve the boundary between inside and outside.
This is the signature of Riviera luxury: a continuity of audacity, where each era has added its own layer without ever betraying the spirit of the place — the worship of light and the sea.
